Buying Your First Home in Maine: Where Do You Start?

September 1, 2026

By team Lenn & Co.

Buying your first home in Maine is exciting, but it can also come with a lot of questions.

How much home can you afford? How much money do you need for a down payment? Which mortgage is right for you? And when should you actually talk to a lender?

The good news is that you don't need to have every answer before getting started. Understanding a few key parts of the mortgage process can help you feel much more prepared as you begin looking for your first home.

Start With Your Financing, Not the House

It's tempting to start scrolling through homes as soon as you're ready to buy. Before you get too attached to a particular property, however, it's helpful to understand what your financing could look like.

Mortgage pre-approval can give you a clearer picture of your potential purchasing power based on factors such as your income, credit, debts, assets, and available funds.

It can also help you establish a realistic price range before you begin seriously touring homes.

How Much Do You Need for a Down Payment?

One of the biggest misconceptions among first-time homebuyers is that you always need a 20% down payment.

That's not necessarily the case.

Depending on your qualifications, you may have several mortgage programs to consider, including Conventional, FHA, VA, and USDA financing. Different programs have different requirements regarding down payments, credit, property eligibility, and borrower qualifications.

Rather than assuming you need to reach a certain savings goal before talking to someone, start the conversation early. You may be closer to being ready to buy than you think.

Understand Your Different Mortgage Options

The mortgage that worked for a friend or family member isn't necessarily the mortgage that will make the most sense for you.

For example, some first-time buyers may benefit from an FHA loan, while others may be better suited for Conventional financing. Eligible veterans and service members may want to explore VA financing, while USDA loans may be worth considering for eligible borrowers purchasing qualifying properties.

Your financial situation, property, location, and long-term plans all matter.

Don't Forget About the Costs Beyond Your Mortgage

Your monthly mortgage payment isn't the only number to consider when determining what you can comfortably afford.

Property taxes, homeowners insurance, mortgage insurance when applicable, utilities, maintenance, and other homeownership expenses should all be part of the conversation.

The goal shouldn't simply be to determine the maximum amount you could potentially borrow. It should be finding a financing approach that makes sense for your life and your goals.

Buying a Home in Southern Maine

From Portland and South Portland to Scarborough, Old Orchard Beach, Saco, and Biddeford, Southern Maine offers a wide range of communities and housing options.

Each buyer's situation is different, and the mortgage process should reflect that.

I'm based in Old Orchard Beach and have spent more than 10 years helping borrowers navigate mortgage financing. Whether you're planning to buy your first home soon or you're simply trying to understand what it would take to get there, you don't have to figure out the process alone.

You don't need to find a house before you start talking about financing.
